What to Expect During a Home Inspection

Buying a home is one of the biggest decisions you’ll make. A professional home inspection gives you a clear picture of the property’s condition before you close - and can save you from costly surprises down the road.

Here’s exactly what happens during a Mount Joy Home Inspection, from the moment Jason arrives to the moment your report lands in your inbox.

What the Inspector Does First

Jason arrives at the property and does a full exterior walk-around before entering. He’s looking at:

  • Roof condition, flashing, and gutters
  • Foundation walls, grading, and drainage
  • Siding, windows, and exterior trim
  • Driveway, walkways, and steps

This exterior review typically takes 20–30 minutes depending on the property size.

Inside the Home

Once inside, Jason works systematically from top to bottom, examining every accessible system and component.

Electrical System

The main panel is inspected for proper breaker sizing, signs of overloading, and any unsafe wiring. He tests outlets, checks GFCI and AFCI protection, and documents any visible deficiencies.

Plumbing

All fixtures are operated, water pressure is checked, and supply and drain lines are inspected for leaks, corrosion, or improper materials. The water heater is evaluated for condition, age, and proper installation.

HVAC

Heating and cooling systems are operated and assessed for proper function. Furnace filters, heat exchangers, and visible ductwork are examined.

Attic

The attic is entered (when accessible) to check insulation levels, ventilation, roof structure, and any signs of moisture or pest activity.

Basement and Crawl Space

Foundation walls are checked for cracks, water intrusion, and structural issues. Visible framing is documented.

How Long Does It Take?

A standard home inspection takes 2 to 3 hours for most homes. Larger properties or homes with additional systems (well, septic, etc.) will take longer.

You’re encouraged to be present for the entire inspection. Jason will walk you through his findings in real time, which helps you understand the report and ask questions on the spot.

The Report

Your inspection report is delivered the same day, usually within a few hours of Jason leaving the property. It includes:

  • A clear summary of all findings
  • Photos of every deficiency documented
  • Severity ratings (safety concern, major defect, maintenance item)
  • Recommendations for follow-up or repair

The report is designed to be readable, not just a checklist. Jason can walk you through it over the phone if you have questions.

What Isn’t Included

A visual inspection covers what’s accessible and visible. Inspectors don’t open sealed wall cavities or move furniture. Optional add-ons like radon testing, septic inspection, and water testing can be bundled for savings.

Should I Be There?
